The basics

Can a foreigner buy property in Saudi Arabia?

Yes. Since January 2026, a non-Saudi can fully own a property, in their own name.

Is the property really in my name?

Yes. It is registered in your name with the official Real Estate Registry.

Do I need to live in Saudi Arabia to buy?

No. A non-resident can buy in the zones open to foreigners. A resident has one more option: buying a primary residence outside those zones.

Where can I buy?

It depends on the city. Some major cities, such as Jeddah, Makkah, and Madinah, are only open in specific zones. Other cities are fully open to foreigners. We guide you based on your budget and your project.

Can a non-Muslim buy in Makkah or Madinah?

No. These two cities are reserved for Muslim buyers, and only in the authorized zones.

Can I buy several properties?

Yes, in most cases. The one exception: a primary residence bought outside the zones by a resident, which is limited to one property.

Can a company buy?

Yes, under certain conditions. We review your case during the first conversation.

Do I need to speak Arabic?

No. We handle all the procedures and documents in Arabic for you.

Budget and fees

What budget should I plan for?

It varies enormously by city and property type. As a guide, in the zones open to foreigners, projects start at around €270,000 in Jeddah and Makkah, and €150,000 in Madinah. Elsewhere, properties exist for much smaller budgets.

What fees are added to the price?

A 5% tax applies to every purchase. In some major cities, foreign buyers also pay an additional fee. We give you the exact total cost for your project.

Can I buy with a mortgage?

Not from a Saudi bank if you are a non-resident. However, off-plan lets you pay in instalments.

Can I rent out my property?

Yes, unless it is a primary residence bought outside the zones by a resident.

Can I resell my property?

Yes, according to the rules in force at the time of the sale.

The process

What are the main steps?

For a non-resident: obtain a Saudi digital identity (Digital ID), open a Saudi bank account, submit the application on the official platform, then sign. We manage this journey with you.

What is the Digital ID?

It is the Saudi digital identity for non-residents. It is required for every procedure, so it is the first step to start.

What documents do I need to prepare?

Mainly your passport. We give you the full list based on your profile.

Do I have to travel to Saudi Arabia?

Not necessarily. Most procedures are done remotely, and signing can be done by power of attorney.

Can I visit the property before buying?

Yes, on site or through a live video tour.

Ready property or off-plan?

A ready property can be rented out right away. An off-plan property is paid in instalments and is usually delivered in 2 to 4 years. The right choice depends on your goal.

Living in Saudi Arabia

Does buying a property give me the right to live there?

Not automatically. There are, however, two routes to settling: premium residency, and setting up your own company.

How do I get premium residency through real estate?

By investing at least 1 million euros, in one or several properties, under certain conditions. We explain which ones apply to your situation.

Can I settle with a smaller budget?

Yes, by setting up your company in Saudi Arabia. It lets you obtain a residence permit, then buy your primary residence.

Security

Can I buy in the name of a Saudi relative or friend?

No. It is illegal and heavily penalized. There is now a legal route for almost every profile.

How can I be sure a property can be bought by a foreigner?

Its title deed must be verified on the official platforms before anything is signed. We do this every time.

Is off-plan safe?

Yes, if the project holds an official Wafi license: your money is then paid into an escrow account and released as construction progresses.

What if the developer falls behind schedule?

With a Wafi-licensed project, your funds stay in the escrow account and construction progress is officially monitored. We keep an eye on it for you.
